San Diego is a dream destination — and that makes it a tempting place to buy a home you can also list as an Airbnb. But before you jump in, let’s talk strategy. Because the truth is, not all of San Diego is Airbnb-friendly — and zoning rules can make or break your investment.

Here’s what you need to know if you're thinking about buying a home in San Diego for the purpose of short-term rental income.

Know the Rules Before You Buy

The City of San Diego has strict zoning and permit rules for short-term rentals. In many areas zoned R-1 (single-family residential), you’ll likely struggle to get an Airbnb permit — especially if the home is in a quiet neighborhood surrounded by long-term residents.

Even if you do get approved, complaints from neighbors or over-occupancy can lead to your permit being revoked. It’s not worth the risk.

Buy in Airbnb-Friendly Areas

The smartest approach? Buy in a neighborhood that welcomes short-term rentals and already sees regular vacation traffic.

Some of the best Airbnb zones in San Diego include:

  • Mission Beach

  • Pacific Beach

  • Ocean Beach

  • Point Loma

  • North Park, South Park & Hillcrest (urban, fun, close to Balboa Park, the Zoo, and downtown)

If you're heading north, Oceanside allows short-term rentals only within the Coastal Zone. Inland neighborhoods in Oceanside do not allow them, so zoning matters here too.

Features That Maximize Your Airbnb Income

To stand out — and charge top dollar — look for these features:

  • Corner lot or minimal neighbors: Reduces complaints and gives guests more privacy

  • Larger lots with sound buffers: Think fences, trees, hedges

  • Pools and Jacuzzis: A huge draw for vacationers

  • Outdoor living space: Let them enjoy that perfect SoCal weather

  • Proximity to attractions: Walkability to the beach, restaurants, and nightlife boosts bookings

What NOT to Do

Don’t try to force an Airbnb into a sleepy residential suburb. Even if it feels like a bargain now:

  • You likely won’t get a permit

  • You’ll get complaints (either from guests or neighbors — sometimes both)

  • The city could shut you down

Short-term rentals are not “set-it-and-forget-it” passive income — not if you want to stay compliant and profitable.

Buying an Airbnb in San Diego can be a great investment — if you do it wisely. Choose a location where Airbnb is allowed and embraced. Invest in guest-friendly features. Don’t cut corners on zoning.
